The Landes real estate market shows strong disparities between the coastal municipalities and the more interior ones. We can even see some goods do not sell because they are too eccentric. To invest, it is better to stay close to urban areas.
The most popular cities for those seeking holiday accommodation are Hossegor and Capbreton. The price per m² is also the most expensive: between 3200 € / m² and 6000 € / m² on average in this sector. To Seignosse and Vieux-Boucau-les-Bains prices are more accessible for the seaside, between 2700 and 4000 € / m² on average.
The average budget dedicated to the purchase of a house will average between 350,000 and 700,000 € in Hossegor and Capbreton and between 250,000 and 450,000 € in Labenne and Tyrosse.
Close to the Basque Country, Tarnos, Labenne, Saint André de Seignanx and Saint Martin de Seignanx are Landes cities that allow access to the property of a house or apartment with lower budgets while remaining close to the basin Bayonne
The market is mainly composed of houses but there is a predominance of apartments (over 60%) in Capbreton, Hossegor, Seignosse and also a majority of second homes. This distribution is reversed in favor of houses and principal residences in the other communes.
Property prices in the Landes remain broadly stable. The number of sales increased sharply, with + 45% sales of new apartments, + 19% old apartments and + 8% single-family homes.
